Steam Saunas & Steam Rooms Done Right
A steam room is the wet end of the heat spectrum: around 110 to 120°F at total humidity, with air thick enough to see. It is easier on the lungs than dry heat, which is why people with sinus trouble tend to prefer it, and it is a completely different construction problem from a wooden sauna. Everything inside has to be non-porous and fully waterproofed, the ceiling has to be pitched so condensation runs to the wall instead of dripping on your head, the bench needs a slope and a drain path, and the generator has to be sized to the enclosure volume with an allowance for how much heat the tile and stone will steal. As a sauna and steam room builder we build standalone steam rooms, fit them into gym and hotel wet areas, and convert existing showers into steam showers across the county, with the generator sited somewhere serviceable rather than sealed into a wall where the next person has to cut it out.
How We Work
From first sketch to first löyly, a clear process with no surprises.
1. Volume, materials, and generator sizing
We measure the enclosure and adjust the calculation for your surfaces, because natural stone, thick tile, and glass all pull heat and need more kW than a bare volume number suggests. Undersized generators are the most common fault we are called to fix.
2. Waterproofing and the enclosure
A full vapour-tight membrane, a sloped ceiling of at least two degrees, a bench pitched to drain, a properly gasketed door, and glass to the ceiling. This is bathroom waterproofing done to a higher standard than a normal shower ever needs.
3. Install, commission, and access
The generator goes somewhere reachable — a vanity, a closet, an attic within the run limit — with a serviceable drain line. We plumb, wire, set the steam head clear of the seating, program the controls, and run it long enough to check the whole room behaves.
When to Choose Steam Saunas
A steam room, or a steam shower conversion, is the right call when:
Dry heat bothers your breathing
Warm saturated air is far easier on sinuses and airways than 190°F dry heat. This is the single most common reason clients choose steam over a traditional sauna.
You are already renovating a bathroom
Converting a shower to a steam shower while the walls are open costs a fraction of what it costs afterwards, because the waterproofing, the ceiling slope, and the generator lines are all going in anyway.
Space is limited
A steam shower occupies the footprint you already have. There is no separate room to find, which makes it the practical option in a Sausalito or Tiburon house with no square footage to spare.
You want it warm rather than hot
At 115°F you can spend twenty minutes without the strain that high heat puts on some people. It suits older users and anyone who finds a Finnish room too much.

Steam Room Details That Matter
The parts that separate a steam room that works from one you stop using:
Generator sizing and siting
Sized to enclosure volume with a surface-material adjustment, and placed within the manufacturer’s pipe run limit somewhere you can reach it. A generator sealed permanently into a wall is a repair bill waiting to happen.
Ceiling slope
A minimum two degree pitch so condensation runs to the perimeter rather than falling on whoever is sitting below. Flat steam ceilings are the most common complaint we hear about rooms built by general remodellers.
Seating and drainage
A bench pitched to shed water, a floor sloped to the drain, and a threshold detail that keeps water inside the enclosure. Stone benches feel best and take longest to warm; acrylic warms fast and is easier to keep clean.
Doors and glass
Full-height tempered glass sealed at every edge with a vapour-tight gasket, glazed to the ceiling rather than stopping short. A steam enclosure with an open transom will never hold temperature.
Aroma, sound, and light
A dedicated aromatherapy port that never sends oil through the generator, sealed heat-rated speakers, and fully gasketed low-voltage lighting rated for a saturated environment.
Steam shower conversions
Turning an existing shower into a steam shower is our most requested version of this job. It needs the enclosure sealed to the ceiling, the waterproofing upgraded, and the ceiling pitched, so it is a real construction project rather than a fixture swap.
What Affects the Cost of Steam Saunas & Steam Rooms
Steam costs sit closer to bathroom renovation than to sauna carpentry. The main drivers:
- Generator size and features. kW is set by enclosure volume and surface material. Fast-start, auto-drain, and dual-tank commercial units cost progressively more and are worth it on heavy use.
- Waterproofing scope. A new build gets a full membrane from the start. Retrofitting an existing shower often means taking it back to studs, and that is where a conversion budget goes.
- Ceiling and bench work. Pitching a flat ceiling and building a drained, sloped bench are both structural changes rather than finish work.
- Tile, stone, and glass. Material choice drives both the finish cost and the generator size, since heavy stone needs more kW to bring up to temperature.
- Plumbing and electrical. A water feed, a drain line for the generator, and a dedicated 240V circuit, all sized to the unit and run to wherever the generator can be serviced.
- Controls and extras. Digital controls, aroma ports, chromotherapy, sound, and rain-head shower fixtures inside the enclosure.

What is the difference between a steam room and a sauna?
A steam room runs around 110 to 120°F at total humidity, in a fully waterproofed tile or stone enclosure fed by a generator. A traditional sauna runs 160 to 195°F at low humidity, in an untreated wood room heated by stones. Steam is gentler on the lungs; sauna is hotter and drier. They are different rooms built in completely different ways.

Usually yes, and it is one of our most common jobs. The enclosure has to be sealed to the ceiling, the waterproofing upgraded beyond normal shower standard, the ceiling pitched, and a generator sited and plumbed. It is a construction project rather than a fixture swap, so we look at the bathroom before quoting.
Where does the steam generator go?
Anywhere within the manufacturer’s pipe run limit that stays dry and can be reached later: a vanity cabinet, a nearby closet, a basement, or an insulated attic. We deliberately avoid burying them in walls, because every generator eventually needs descaling or a valve replaced.
How long does a steam room take to heat up?
A correctly sized generator brings a residential enclosure to temperature in about ten to fifteen minutes, and fast-start models are quicker. If yours takes half an hour, it is almost always undersized for the surface material in the room rather than faulty.
How much maintenance does a steam generator need?
Flush and descale it periodically, more often on hard water, and models with auto-drain handle most of that themselves. Beyond that it is annual inspection of the valve and element. Marin water is manageable, but we still recommend a yearly check, which we can fold into a maintenance visit.
